Dilapidation Reports

Prior to starting of building works or even if you are starting starting of a lease to determine the condition of the present and remaining property.  This will assist in any disagreement that may occur during the building process or when your lease cease.  If you don’t have a Dilapidation then is is difficult to argue or prove.

Important to know what you want from the start

It becomes very expensive to change your mind during the construction period for a number of reasons, one being is that the contractor has been engaged and is generally under contract. There are provisions in the contract for variations and it is added plus the Builders margin plus.  Great idea to do all the hard work early in the planning stage before you go to tender, of causes there will be changes but they should be kept to a minimum.

If you have no alternative and a variation must be carried out it is always the best idea is to get this variation quoted, both the owner and the contractor have to right of refusal to do the variation in most cases.  further detail at a later date

Owner Builders not Excempted

It everybody right to be able to build or renovate your own home, but don’t think because you do you are exempt from the requirements of the Building Code of Australia (BCA) Home Building Act,  rules, regulations and laws.  The owner Builders (with a Owners Builders Permit) is the Builder and has the responsibility as would a Full Licenced Building Contractor, wit a slight variations in that the Owner Builder can obtain Home Owners Warranty from contractors who carry out work for them that is over $ 20,000. Sink money into house

The drop in interest rate is due to what is happening in the rest of the world and our sinking confidence.  The best way to get over this in my view is the selectively renovate and extend your existing residence, the Agents are presently telling you that prices are rising and maybe there are glimpses of this but in no way in our view will this be sustainable rather a lowing of the price next year will be more guaranteed.

Get the local designer and builder involved and move onto the existing residence improvement.  Renovations also don’t come without risks and over capitalising so advise is required and recommended.
